This Privacy Policy describes how your personal information is collected, used, and shared when you visit our site (the “Site”).

Legal Compliance

We protect your privacy in accordance with the requirements of applicable state and federal laws and this Privacy Policy.  We will take commercially reasonable measures to ensure that the personal information you submit to us remains secure and is used and shared only for the purposes as set forth herein.  This Privacy Policy provides you with a notice of our privacy policies and practices informing you of the types of information that we collect from you and the persons or entities to whom your personal information may be disclosed.

When you visit the Site, we may also collect technical and usage information that does not identify you personally (“Other Information”), including information about your computer and Internet connection such as the IP address of your computer and/or Internet service provider, the date and time you access the Site, the Internet address of websites from which you linked to our Site, the type of device, browser and operating system you are using, and your movements and preferences on our Site.
We may share your Personal Information to comply with applicable laws and regulations, to respond to a subpoena, search warrant or other lawful request for information we receive, or to otherwise protect our rights.

Use of Personal Information and Other Information

We do not sell your Personal Information to third parties or disclose your Personal Information to third parties for their marketing purposes, except as set forth herein.
We may share Personal Information: to affiliated companies to better serve your needs; to our service providers (such as our customer support specialists, survey and other email campaign providers, payment processors, cable provider, etc.), who are only permitted to use the information to provide services to us and you; as required by law or legal proceeding or to protect our or others’ legal rights; and in connection with an acquisition, merger, sale, or other transfer of all or any portion of our business.  Additionally, we may share Personal Information with optional service providers that may be of interest to you as a resident, such as renter’s insurance providers and concierge, or other service providers.
We may share Other Information (which does not identify you personally) with any party for any purpose we deem appropriate.

Sensitive Personal Information and Rental Applications

We collect sensitive Personal Information (such as Social Security number, driver's license number, bank account details, credit history, and income) primarily for rental application processing, credit/background checks, and lease administration. We handle this information with heightened care and share it only as necessary (e.g., with screening vendors) or as required by law. We comply with the Fair Credit Reporting Act (FCRA) when obtaining or using consumer reports: applicants receive a clear disclosure and authorization before any consumer report is obtained, and if adverse action is taken based on a report, we provide required notices including the reporting agency's contact information and your rights under FCRA.

Your Privacy Rights

You may have the right to request access to, correction of, or deletion of your Personal Information we hold about you. To exercise these rights or submit questions, contact us via the methods on our Contact page. We will respond to verifiable requests in a timely manner consistent with applicable law. We may deny requests where permitted by law (e.g., if fulfilling the request would violate legal obligations or require disproportionate effort).

Cookies, Tracking Technologies, and Analytics

We and our service providers use cookies, web beacons, pixels, and similar technologies to collect Other Information such as browsing behavior, device type, and interactions on the Site. This helps us improve the Site, analyze usage, and deliver relevant content. You can manage cookie preferences through your browser settings or our cookie banner (if available). We do not respond to global "Do Not Track" signals at this time.

Confidentiality and Security

Data Retention

We retain your Personal Information for as long as necessary to fulfill the purposes outlined in this Policy (e.g., completing your rental application, managing your tenancy, or meeting legal/record-keeping requirements), or until you request deletion where permitted. Application data is typically retained for 7 years to comply with applicable laws, after which it is securely deleted or anonymized unless longer retention is required.

Minors

The Site is not intended for individuals under the age of 18. 

Changes

We may update this privacy policy from time to time in order to reflect, for example, changes to our practices or for other operational, legal, or regulatory reasons.
We will post the updated Policy on the Site with the effective date. Material changes will be highlighted or notified via email/posting where feasible.
